Construction expertise. Owner-side loyalty.

DRXL is a PMP certified construction management and owner's representative consultancy based in South Florida. With over a decade of field-level experience managing complex capital projects — from ground-up commercial builds to major renovation scopes — we bring the same discipline a corporate CM firm delivers, without the overhead or the conflict of interest.

What sets DRXL apart is depth on both sides of the table. Our LCAM license and deep HOA/condo experience means we understand the governance, the board dynamics, and the compliance requirements that most construction managers never have to think about. That dual expertise is rare — and it's what our clients rely on.

What makes us different.

01

PMP Certified

PMI's Project Management Professional credential is the gold standard in construction PM. Structured risk management, schedule control, cost tracking, and documentation discipline on every project.

02

Truly Independent

No financial relationships with contractors, vendors, or suppliers. No referral fees. No preferred lists. Our only obligation is to protect your budget, your schedule, and your project.

03

Dual Expertise

PMP certified construction PM plus LCAM licensed community association management. Most CMs don't understand HOA governance. Most CAMs don't understand construction. We bring both.

04

Bilingual Advantage

Fluent in English and Spanish, we eliminate communication gaps with contractors, engineers, and board members — keeping everyone aligned and accountable.

05

South Florida Native

Over a decade managing construction on the ground in Miami-Dade and Broward. We know the local contractors, permitting timelines, inspectors, and market conditions.

06

Structured Reporting

Every project gets a structured reporting cadence — RFI logs, change order tracking, weekly status reports, and board-ready documentation at every phase.

PMP Certified LCAM Licensed Bilingual EN / ES Miami-Dade & Broward

A PMP certified construction project manager and South Florida native with over a decade of boots-on-the-ground experience managing capital projects across Miami-Dade and Broward County. Ground-up builds, commercial renovations, envelope restorations, drainage systems, reroofing — the full spectrum of construction project delivery.

DRXL was founded on a simple observation: most owners — whether a condo board, a developer, or a private client — lack the construction management expertise to hold their contractors, engineers, and consultants truly accountable. Budgets drift. Schedules slip. Change orders pile up. DRXL exists to close that gap with structured, experienced, independent oversight.

What makes the DRXL approach different is the combination of certified construction PM discipline and deep community association knowledge. The PMP credential brings rigorous project controls. The LCAM license brings governance fluency. Together, they cover every dimension of a South Florida capital project — from preconstruction through compliance.

When you work with DRXL, you're not hiring a generalist. You're hiring a certified construction manager who has been in the field, knows this market, and is solely committed to protecting your interests from day one.

The Grande Condominium Association

9-Story Building Envelope Restoration

A comprehensive multi-scope capital improvement program for The Grande, a 9-story condominium tower, encompassing complete building envelope restoration, concrete restoration, full reroof, pool restoration, and a parking lighting renovation brought into full compliance with Miami-Dade County code.

As both Owner's Representative and Licensed Community Association Manager, DRXL delivered end-to-end oversight across every dimension of the project — managing the construction program while simultaneously handling the association's governance, board communications, and stakeholder coordination. This dual role eliminated the gaps that typically arise when a project manager and property manager operate separately.

The high-rise setting introduced significant logistical hurdles: sequencing work across nine occupied floors, coordinating swing-stage and access logistics for envelope and concrete work, maintaining resident safety and access throughout, and phasing the scopes to minimize disruption to daily life in the building.

Scope delivered

  • Full building envelope restoration — waterproofing, sealants, and facade repair
  • Structural concrete restoration and spall repair
  • Complete roof replacement
  • Pool restoration and resurfacing
  • Parking and site lighting renovation, brought to current Miami-Dade County code

Milam Airport Park Masters Association

Drainage System Overhaul

An active capital project to overhaul and expand a stormwater drainage system that had become chronically overloaded due to deferred maintenance and original construction defects. DRXL was engaged as Owner's Representative to lead the project from engineering selection through contractor procurement.

To date, DRXL has sourced qualified civil engineering firms on behalf of the association's stakeholders, conducted engineer interviews, prepared a bid leveling matrix to compare proposals on an equal footing, and guided the board to a final engineer selection. The project is currently in the contractor procurement phase, with bid packages being issued to qualified drainage and site contractors.

Scope delivered

  • Engineer sourcing, interviews, and qualification
  • Bid leveling matrix and comparative analysis
  • Engineer selection and stakeholder coordination
  • Drainage system assessment and expansion planning
  • Contractor procurement and bid package issuance

Coco-Palm Condominium

Full Restoration & 50-Year Recertification

A complete capital restoration and compliance program for Coco-Palm, a 29-unit condominium in Coconut Grove, Miami. DRXL was engaged as Owner's Representative to take the building from a state of open violations to fully turnkey and violation-free, while delivering its 50-year recertification.

Beyond the construction scope, the engagement centered on regulatory resolution. DRXL coordinated directly with the City to clear all open violations and bring the building back into full compliance, managing the recertification process end to end. The result: a building handed back to the association turnkey, compliant, and clear of outstanding violations.

DRXL managed the full project lifecycle — sourcing all vendors, building a contract comparison matrix for transparent award decisions, and negotiating with municipal authorities throughout the compliance process.

Scope delivered

  • Full building envelope restoration and exterior paint
  • Complete roof replacement
  • Elevator modernization
  • HVAC upgrades — conversion from wall units to split systems
  • 50-year recertification compliance
  • Resolution of all open municipal violations

Tamiami Commerce Center Condominium

Twin Warehouse Reroof & Insurance Settlement Support

A dual-scope engagement for Tamiami Commerce Center, a twin-warehouse commercial condominium in Tamiami/Kendall, Florida — two buildings of approximately 90,000 square feet each, five units per building. DRXL served as Owner's Representative from project takeover through final punch-out.

When DRXL took over, the project faced a stalled insurance settlement in addition to a failing roof. DRXL supported the association's legal counsel through the claim process — updating out-of-date project bids to reflect accurate current pricing and providing the technical documentation needed to move the claim forward. That work helped the stakeholders reach a settlement, which in turn unlocked the funding to execute the reroof.

From there, DRXL managed the full construction lifecycle — vendor sourcing, interviews, bid leveling, and contractor selection through to punch-out.

Scope delivered

  • Complete reroof across both ~90,000 SF warehouse buildings
  • Insurance settlement support — updated bids and technical documentation for legal counsel
  • Vendor sourcing, interviews, and bid leveling
  • Contractor selection and construction oversight through punch-out

Navigating Florida's
regulatory landscape.

01

40 & 50-Year Recertification

Florida law requires structural and electrical recertifications for buildings 40 years and older. We manage the entire process — engineer coordination, inspection scheduling, repair scoping, contractor procurement, and permit closeout.

  • Engineer selection & coordination
  • Inspection & report management
  • Repair scope & bid procurement
  • Permit & closeout management

02

Reserve Studies & SIRS

  • Reserve specialist coordination
  • SIRS compliance review
  • Capital plan development
  • Board presentation support

03

Post-Surfside Compliance

Florida's SB 4-D requires milestone inspections, structural integrity reserve studies, and mandatory reserve funding. We guide boards through every compliance requirement — clearly, efficiently, and without the legal jargon.

  • SB 4-D compliance guidance
  • Structural repair oversight
  • Documentation & reporting
