9-Story Building Envelope Restoration
A comprehensive multi-scope capital improvement program for The Grande, a 9-story condominium tower, encompassing complete building envelope restoration, concrete restoration, full reroof, pool restoration, and a parking lighting renovation brought into full compliance with Miami-Dade County code.
As both Owner's Representative and Licensed Community Association Manager, DRXL delivered end-to-end oversight across every dimension of the project — managing the construction program while simultaneously handling the association's governance, board communications, and stakeholder coordination. This dual role eliminated the gaps that typically arise when a project manager and property manager operate separately.
The high-rise setting introduced significant logistical hurdles: sequencing work across nine occupied floors, coordinating swing-stage and access logistics for envelope and concrete work, maintaining resident safety and access throughout, and phasing the scopes to minimize disruption to daily life in the building.

Drainage System Overhaul
An active capital project to overhaul and expand a stormwater drainage system that had become chronically overloaded due to deferred maintenance and original construction defects. DRXL was engaged as Owner's Representative to lead the project from engineering selection through contractor procurement.
To date, DRXL has sourced qualified civil engineering firms on behalf of the association's stakeholders, conducted engineer interviews, prepared a bid leveling matrix to compare proposals on an equal footing, and guided the board to a final engineer selection. The project is currently in the contractor procurement phase, with bid packages being issued to qualified drainage and site contractors.

240,000 SF Commercial Warehouse Restoration
A full-scope capital restoration of a 240,000-square-foot commercial warehouse property, delivered by DRXL as Owner's Representative from project inception through punch-out. The program addressed the building envelope, roofing, coatings, and site lighting in a single coordinated effort.
DRXL managed the entire project lifecycle — sourcing qualified vendors, conducting vendor interviews, and preparing bid leveling matrices to drive transparent, defensible award decisions for the association. From there, DRXL oversaw construction through completion, coordinating contractors and tracking the work to final punch list closeout.

Full Restoration & 50-Year Recertification
A complete capital restoration and compliance program for Coco-Palm, a 29-unit condominium in Coconut Grove, Miami. DRXL was engaged as Owner's Representative to take the building from a state of open violations to fully turnkey and violation-free, while delivering its 50-year recertification.
Beyond the construction scope, the engagement centered on regulatory resolution. DRXL coordinated directly with the City to clear all open violations and bring the building back into full compliance, managing the recertification process end to end. The result: a building handed back to the association turnkey, compliant, and clear of outstanding violations.
DRXL managed the full project lifecycle — sourcing all vendors, building a contract comparison matrix for transparent award decisions, and negotiating with municipal authorities throughout the compliance process.

Twin Warehouse Reroof & Insurance Settlement Support
A dual-scope engagement for Tamiami Commerce Center, a twin-warehouse commercial condominium in Tamiami/Kendall, Florida — two buildings of approximately 90,000 square feet each, five units per building. DRXL served as Owner's Representative from project takeover through final punch-out.
When DRXL took over, the project faced a stalled insurance settlement in addition to a failing roof. DRXL supported the association's legal counsel through the claim process — updating out-of-date project bids to reflect accurate current pricing and providing the technical documentation needed to move the claim forward. That work helped the stakeholders reach a settlement, which in turn unlocked the funding to execute the reroof.
From there, DRXL managed the full construction lifecycle — vendor sourcing, interviews, bid leveling, and contractor selection through to punch-out.
